According to Sanette Tanaka, a real estate journalist with the Wall Street Journal: “First impressions matter most when it comes to dating, job interviews, and real estate listings.”

So what does the perfect listing look like? Using eye-tracking measurements, researchers have begun to determine how new homebuyers are viewing an online listing.

Tanaka also explains that, for 95% of online homebuyers, it is the shot of a property’s exterior that is viewed first and for the longest amount of time, making it a seller’s most important tool for attracting prospective buyers to their listing. “I think they get the idea that they can discern most of what they need through the photos.”

The takeaway? As the real estate industry continues to move into the digital age and more buyers are beginning their home search online, it is increasingly important for brokers and sellers to provide high quality real estate photos to achieve that crucial first impression and pique a buyer’s interest. “Try to say everything you want to through the photos,” Tanaka says. “Show, don’t tell.”
